A Study of the Metro and Housing Value Interaction with Hedonic Price Model: Comparison of Ankara Batıkent and Koru Metro Stations

The effects of urban rail systems on the real estate market were studied by analysing housing prices around Ankara Koru and Batıkent Metro Stations using Hedonic Price Model. Quantitative data residential sales used. findings reveal that sale values residences are more elastic in term metro effect Batıkent, where middle-lower income groups live, compared to Station, middle-upper live. As distance station decreases increase. These results suggest subways can help reduce polarization between cities while increasing accessibility. Providing access neighbourhoods with both low high-income individuals increases favour low-income reduces groups.
